151 South 1st Street, Austin, TX 78704. What is public about the building is below. What decides a purchase or a sale here, the lines, the dues, the leasing rules, what has traded and at what, is a conversation.
Building notes by Liz Reyna. Updated October 2026.
This is the first new condominium on the south shore since The Loren, and the first with real scale. Liz follows it the way she follows the downtown pipeline, and is an independent buyer representative you can call before you visit the sales gallery.
Buyers who want new construction on the south shore with the skyline straight across the water, and who are comfortable buying from plans with a 2028 move in.
How it compares to the other Zilker buildings is in which Zilker condo building is right for you, and the north shore alternative in Zilker or downtown. What to read before an offer in any of them is in what to know before buying.
One Lady Bird Lake sits on the lakefront between the First Street and Congress Avenue bridges, which is the stretch of the south shore with the straightest view of the downtown skyline over the water and the shortest walk to it. The trail runs along the front, the Long Center and Auditorium Shores are a few minutes west, and the South Congress strip begins a block south.
It is the anchor project of the city's South Central Waterfront plan, a redevelopment of the land between the lake and Riverside Drive that will reshape this side of the lake over the next decade. For a buyer that means two things at once: the newest residences on the south shore, and years of construction around them. Which one weighs more is the first conversation.
Move-ins are expected in early 2028 according to the developer. Pre-construction timelines move, so a buyer should plan around a range and read the purchase contract's delivery terms carefully.
Both, in separate tiers with separate lobbies. Of 298 residences, 101 are condominiums for sale and 197 are rentals. For a condominium buyer the questions are which floors and exposures the condos occupy, how the shared amenities are governed, and how the two tiers share costs.
Yes. Liz is an independent buyer representative for the project. The sales gallery represents the developer. Bringing your own representation usually costs you nothing in a new development and gives you someone reading the contract, the condominium documents and the reservation terms for you rather than for the seller. Register Liz before your first visit.
You are buying from plans with deposits at risk and no resale record, in exchange for new construction and first choice of position. The documents to read are the developer's contract and the proposed declaration rather than a reserve study. Liz covers the same ground for the downtown pipeline in Austin's new condominium developments.
