Zilker or downtown for a condo?

I live at The Independent on the north shore and I lived at Barton Place on the south shore before that, and I have represented sellers there since, so I have had this conversation from both sides of the bridge, as a resident and as an agent. The two markets are a ten minute walk apart and attract different buyers for good reasons. Here is how to tell which one you are.

Who ends up where

Zilker buyers

Runners, swimmers, dog owners, people who want a view of downtown rather than a view from it. Often Austinites moving from a house in 78704 who want to stay on their side of the river, and buyers who found the towers impressive but not quite them. They choose a park and a trail over a lobby.

Downtown buyers

Relocating executives, second home owners, empty nesters trading a Westlake house for lock and leave, and people who want to walk to dinner and the office. They choose a building that runs itself and a resale market that includes buyers from out of state.

The ones who could go either way

Buyers who want the trail. Both sides have it at the door. For them the decision usually comes down to dues and building scale: a mid rise with lower dues and a park, or a tower with higher dues and a staff. Neither is wrong; one is you.

What I tell both

Walk the bridge at seven in the morning and again at ten on a Saturday night. The lake is the same from both sides. The life on each shore is not, and twenty minutes on foot will tell you more than any listing.

Downtown is a view from the city. Zilker is a view of it. Decide which one you want to wake up to.

What applies on both shores

The documents. Reserve study, budget, assessment history, insurance, leasing rules and lender status decide whether a specific condominium is sound regardless of which side of the lake it sits on, and the mistakes are the same ones. Questions Zilker buyers ask

Is Zilker or downtown better for a condo?

Neither is better; they suit different buyers. Zilker offers mid rise buildings, lower dues, Zilker Park and Barton Springs at the door, and a view of the skyline across the water. Downtown offers full service towers, a broader resale audience and the city at the door. Buyers who want the trail could choose either; the decision usually turns on dues, building scale and whether you want a park or a lobby.

Are dues lower in Zilker?

Generally yes. Zilker's buildings are mid rise with smaller staffs, and The Loren is the exception because of its hotel service. Dues are only part of the picture; the reserve study and assessment history matter more than the monthly number.

Is Zilker quieter than downtown?

Most of the year, yes. The exceptions are ACL Fest in October and summer events at Zilker Park, which bring crowds and road closures. Downtown noise depends heavily on the district and the tower.

Can I buy in Zilker and walk to work downtown?

Yes. The Pfluger and South First bridges connect the south shore to Seaholm and the Second Street District in ten to fifteen minutes on foot.
