Bridges on the Park sits on the lake side of Barton Springs Road where South Lamar reaches the water, which makes it one of the few condominiums in Austin with the trail and the pedestrian bridge literally at the door. Downtown is a ten minute walk across the Pfluger bridge. Zilker Park and Barton Springs are the other direction, five minutes.
At 104 residences it is a small building with a full concierge, which is unusual for the south shore, and the east facing units look over Butler Park to the skyline with nothing in front of them. The ground floor retail and the Zach Theatre across the street give the block an evening life that Barton Place, a few hundred yards west, does not have.
Smaller, closer to the water, with a 24 hour concierge and ground floor retail. Barton Place is larger with more amenities and a deeper resale record. Bridges trades on position: the lake, the bridge and the east facing skyline view.
Pets are allowed, subject to the current rules, and the trail at the door makes it one of the easiest buildings in Austin for a dog. Confirm limits and fees against the declaration before you offer.
East for the skyline over Butler Park and the morning light. West for quieter afternoons toward Zilker. The specific line matters, and that is part of what Liz will walk you through.
