Living here

Barton Place sits where South Lamar meets Barton Springs Road, which puts Zilker Park, Barton Springs Pool, Butler Park and the trail within a few minutes on foot and downtown across the pedestrian bridge. It is the largest condominium community on the south shore and the one with the deepest resale record, which matters when you are pricing a specific line.

The building runs as a series of six story structures around courtyards rather than a single tower, so the experience varies a great deal by position: courtyard side versus Barton Springs Road, upper floors with the skyline versus garden level, and the sections nearest the pool and rooftop terraces. That variation is why two units with the same plan can trade far apart, and why line selection is the whole conversation here.

Questions buyers ask about Barton Place

Is Barton Place a high rise?

No. It is a six story mid rise built as several connected buildings around courtyards, which gives it a different feel from the downtown towers: more garden, more horizontal, fewer people per elevator. Upper floors on the north side still clear the trees for a full downtown skyline view.

What is it like during ACL and the summer?

Zilker Park is the front yard, so the two ACL weekends and Blues on the Green bring crowds and closures to Barton Springs Road. Residents plan around them and most consider the rest of the year worth it. Which side of the building you face changes how much you notice.

How do I know which line to buy?
