Every fall a wave of out of town Longhorns decides the hotel math no longer works: seven home weekends a year, plus SXSW, ACL and the holidays, and the answer looks like a downtown condo. It often is. The building decision is where it goes right or wrong, and the questions are different from a normal purchase.

The game day buyer wants a residence they will use a dozen or so weekends a year, that looks after itself in between, and that a friend or family member can borrow without a phone call to a property manager. That is a building question before it is a residence question, and downtown towers differ widely on it. The listing will not tell you.
Darrell K Royal Texas Memorial Stadium sits at the east edge of campus, north of the Capitol. Every downtown luxury cluster is within roughly a mile and a half to two and a half miles of it, which is a walk for some, a rideshare for most, and a drive for nobody on game day. Where you sit within downtown decides the rest of the weekend more than the distance to the stadium does.

Distances are approximate straight line figures from the stadium. On game day, the shuttle, the walk or a rideshare beats driving from any of them.
Full time concierge, package handling, and a building engineer who will notice a leak in a unit nobody has visited in six weeks. This is the whole point of a tower over a house for an occasional user.
How many guests can stay, how guest parking works on a Saturday when eight friends drive in, and whether the building allows you to lend the residence to family. The friendly buildings say yes to all three. Ask.
Most downtown towers prohibit short term rentals outright, and the ones that do not usually have minimum terms that rule out a football weekend. If the plan includes renting it the weekends you are not there, that plan needs a specific building.
A downtown residence gets used for SXSW, ACL, F1, the holidays and a Tuesday when you feel like it. A unit chosen only for its distance to the stadium tends to sit empty the rest of the year. Choose the residence you would visit without a game.

Buy for the fall Saturdays, but choose the building for the other forty five weekends.
For most out of town alumni it is the practical one. The towers sit about two miles from the stadium, run themselves between visits, and are usable the rest of the year in a way a unit next to campus is not. The trade off is game day traffic, so plan on the walk, the shuttle or a rideshare.
In most downtown luxury towers, no. Short term rentals are prohibited in most buildings, and where leasing is allowed the minimum terms rule out a football weekend. If that is part of the plan, it needs a specific building, and the declaration gets read before the offer.
Closer to campus buys the walk to the stadium and gives up the building: the staff, the amenities, the resale market and the other forty five weekends. Most alumni buyers who look at both end up downtown, and the ones who do not usually wanted the walk more than the residence.
