Financing Note

Texas Condo Buyer Protection
Under Texas Property Code §82.156, condo buyers have a separate 5-day right to cancel after receiving the resale certificate. Liz ensures clients use this window, most agents don't mention it.

Most Austin high-rises have investor ownership ratios or commercial space that makes them non-warrantable under Fannie/Freddie guidelines. You can still finance them, but you need a portfolio lender, not a retail bank, and rates are typically 0.25, 0.75% higher. Liz's lender network knows exactly which buildings require this approach.

Texas offers a homestead exemption that reduces your appraised value for tax purposes, saving several thousand dollars annually.
