Which Westlake neighborhoods feed which Eanes ISD schools?

Eanes assigns students by address, and in Westlake the address is most of what you are paying for. Here is how the zones work after the 2025 rezoning, which neighborhoods generally sit in each, and the one step that has to happen before any offer.

Why the elementary zone is the first question

Most buyers arrive in Westlake for the high school, and Westlake High serves the whole district, so that decision is made the moment you buy inside Eanes ISD. The decision that still has to be made is the elementary school, because the district has five of them, each with its own zone, and the zone decides the walk, the carpool, the friend group for six years and, at resale, the buyer pool for your house.

The five zones since 2025

For the 2025-26 school year Eanes redrew its attendance zones for the first time since 2019. Valley View Elementary was blended into Barton Creek, and a set of planning units on the Barton Creek side moved to Forest Trail. The district now runs five elementary campuses, two middle schools (Hill Country and West Ridge) and Westlake High.

"Generally reported" is deliberate. Published neighborhood lists disagree with each other, especially for Cedar Creek and Forest Trail, and a zone line can run through the middle of a subdivision. The table tells you where to look. The district's address lookup tells you what a specific house feeds, and that is the only source to rely on.

What the zone does to the price

The walk premium

Streets within walking distance of an elementary school trade at a premium to the same house a mile away in the same zone, and the premium is stickiest at resale, because the next buyer is usually the same buyer you were. It is the most durable school related premium in Westlake, and the one a rezoning cannot take away.

The line risk

A house on the edge of a zone carries a risk the house in the middle does not: zones move. Eanes moved them in 2019 and 2025. That risk is small in any given year and real over a ten year hold, and it should be priced, not ignored.

Listing descriptions lag

After a rezoning, listings, portals and even agents' own websites keep showing the old school for a year or more. Some of what you read online about Valley View or Barton Creek is already wrong. Never let a listing tell you the school.

The rest of the house still counts

Lot, tree cover, flood zone, septic versus sewer in the older parts of West Lake Hills, and whether the street floods at the low water crossing. The school decides the shortlist. The house decides the offer.

How to verify before you write

Off market inventory in Westlake often surfaces through families who know they are moving before they list, and knowing the zone they are leaving is how a buyer gets there first.

Questions Westlake buyers ask

How many elementary schools does Eanes ISD have now?

Five, as of the 2025-26 school year: Barton Creek, Bridge Point, Cedar Creek, Eanes and Forest Trail. Valley View was blended into Barton Creek and a portion of the Barton Creek zone moved to Forest Trail in the same rezoning, the district's first since 2019. Two middle schools, Hill Country and West Ridge, and one high school, Westlake High, complete the district.

Which Westlake neighborhoods are zoned to Bridge Point Elementary?

Rob Roy, Davenport Ranch, Rivercrest and Westlake Highlands, on the Lake Austin side of the district, are generally reported as Bridge Point. Boundaries can split a subdivision, so every specific address should be checked with the district's school lookup before an offer.

Can an attendance zone change after I buy?

Yes. Eanes redrew zones in 2019 and again for 2025-26. A zone is a current fact, not a guarantee, and the district's public process gives some notice. Buying a block from a school is more durable than buying inside a line.

How do I verify the school for a specific house?

Use the Eanes ISD address lookup on the district's website, and confirm with the district registrar for anything close to a boundary. Listing descriptions and third party sites are frequently out of date after a rezoning.
