Seaholm is the part of downtown that feels like a neighborhood. The power plant redevelopment, the Central Library, Trader Joe's and a short row of restaurants sit at the base of the building, and the trail around Lady Bird Lake starts across the street. Mornings here are runners and dog walkers, not delivery trucks and bar crowds.
At thirty floors the building sits lower than the towers around it, which means the upper floors still clear the neighbors for lake views while the building itself keeps a scale that many buyers find more livable than a fifty story tower. The sky deck on the tenth floor is the social center: heated lap pool, lounge space, and the view west over the lake.
Quieter than the Second Street and Rainey towers. West Avenue is residential in character, the bars are several blocks east, and the trail side of the building faces water and park. Which side a residence faces still matters, and that is part of the conversation.
The redeveloped power plant site at the west edge of downtown, between Cesar Chavez and West Avenue. It holds the library, retail, offices, three residential towers and direct trail access, and it reads as its own neighborhood rather than a section of the core.
