The first purely residential private resort from Four Seasons, with no hotel component: 229 residences and 28 villa lots on one of the last undeveloped tracts on Lake Austin, directly across from Austin Country Club, about ten miles west of downtown. Amenities run past 100,000 square feet, including a private restaurant from Michelin starred chef Daniel Boulud, a 96 seat theater, a 76,000 square foot indoor sports club with an indoor tennis court and golf simulators, a 300 foot infinity pool over the lake, a spa, nature trails and a working produce farm. The June 2026 financing is the story that moved this project from announcement to construction. The $870 million loan from TYKO Capital, a venture of Adi Chugh and Elliott Investment Management, is described by the lender as one of the largest construction loans ever made for a luxury residential project in Texas, and it was arranged after a presale period the developer characterizes as having sold every one of the 22 floor plans at every price point.

I toured the property with a client that morning. The sales gallery has moved to a more prominent position with a better outlook, and the deck outside it has been built out to the exact square footage of a residence deck, which solves the problem renderings always have with outdoor space.
Outdoor space is the dimension renderings flatten most. Standing on a deck built to true residence scale changes how a buyer reads every floor plan afterward.

The appointment covered floor plans and current availability alongside photography, with each amenity explained through visualization and the entire community mapped on a carved wooden model, so you can see how the residences, the clubhouse and the shoreline sit in relation to one another before anything is built. The renderings are unusually lifelike. Having stayed at Four Seasons properties, what stood out was how closely the experience mirrors the brand's hospitality: comfortable, unhurried and genuinely informative rather than transactional. It is the presentation you would expect from this name.
Construction is underway and the energy around the financing is palpable on site. Having lived in Chicago and New York before Austin, I am drawn to environments built around a shared ecosystem, and that is what this is: private and self contained, but designed for people who want to be among neighbors rather than isolated from them. It will suit the buyer who wants that lifestyle deliberately, with convenience and privacy held together.

They are building a community that offers the highest level of amenities. You may never want to leave.
Amenities span more than 100,000 square feet across the community, per developer materials as of 2026.
The land cannot be repeated. Nearly a mile of Lake Austin shoreline on one of the lake's last undeveloped tracts brings views, privacy and boat slips together in a single location, which is the combination the developer identified as rare on the lake and the reason the site was assembled at all.
An $870 million single lender construction loan is underwriting by a sophisticated counterparty in a selective credit market, not a marketing claim. It moved the project from vision to construction, and the lender has described it as one of the largest ever made for a luxury residential project in Texas.
The developer reports presales spanning all 22 floor plans at every price point and on every floor, from roughly $4 million to $34 million. Breadth like that indicates demand distributed across the community rather than concentrated in a handful of trophy residences.
This is the brand's first purely residential private resort, with no hotel component. Owners get Four Seasons operations and a private club without sharing amenities with hotel guests, which is a meaningful structural difference from hotel attached branded residences.
Every forward commitment deserves the same preparation, and at this level the questions are worth walking through carefully with the sales team rather than after signing. The deposit schedule and how funds are held. What the contract defines as completion and how timing is handled. The projected association and club economics, including how service charges and membership structure carry year to year. Parking, slip allocation and storage. These are standard questions on any pre construction purchase, and a well prepared buyer moves faster through them, not slower.
Position selection is where the lasting decisions get made. Lake orientation, elevation on the hillside and slip access are the attributes that distinguish one residence from another over a long hold, and they are being allocated now while selection is broadest. Buyers best suited here are those underwriting a long horizon, for whom the scarcity of the site is the point, and who want the basis tested against branded residence comparables before they choose a floor plan.
