Living here

360 is the largest of the west side towers and the one with the deepest history. Delivered in 2008, it has more than fifteen years of resales to price against, which is rare downtown and valuable for a buyer who wants to know what a line has actually done over time rather than what a brochure says.

The thirty day lease minimum is the other reason buyers choose it. Most downtown luxury towers require six months to a year; 360 allows owners to lease for as little as a month, which suits people who split time between cities or want the residence to work when they are away. The corresponding trade is a more transient population than the owner occupied towers.

Does 360 allow short term rentals?

Not nightly. The minimum lease is thirty days, which is the most flexible among the major downtown luxury towers but still rules out Airbnb style use. Confirm the current rule and any registration requirements against the declaration.

Why does the line matter so much at 360?

With 430 residences over 44 floors, the spread between the best positioned lines and the rest is wider than in any smaller tower: lake view versus a neighbor's wall, quiet side versus street side. Two units with the same plan can trade far apart. Liz will tell you which lines to look at.

Is an older building a concern?

A 2008 tower has a track record a new one cannot: known reserves, known assessment history, known board. What matters is what that record says, and reading it is part of every purchase Liz handles here.
